There are several residential subdivisions that have been approved since 2005 where lots are available for constructing single-family homes. These subdivisions are as follows:

CREEKWOOD

This planned, 64-acre subdivision development is located on the north side of Harry Truman Drive just west of the Byars Road/Food Lane intersection.  The first two phases of lots (Final Plats), containing 81 lots, were approved by the City; however, only the first phase (31 lots) has infrastructure completed and lots available for sale.  As of 2/29/2016, 22 homes have been built and 9 vacant lots remain for single-family home construction.  An aerial photograph of the subdivision, from the Jackson County GIS, can be viewed here[c1] .

HILLSIDE GRAND

This 36-lot single-family residential subdivision is located on the south side of East 127th Street just west of Craig Avenue.  The Final Plat, containing 36 lots, was approved by the city and the required infrastructure was constructed and lots are available for sale.  Click on the Final Plat[c1]  to see the approved plat for this subdivision.  Click here[c2]  for an updated aerial of the subdivision from the Jackson County GIS. As of 2/29/2016, 7 homes have been built and 29 vacant lots remain for single-family home construction.

NORBY GARDENS

This 31-lot single-family residential subdivision is located at the corner of East 135th Street and Norby Road and in very close proximity to John Anderson Park.  Click on the Final Plat[c1]  to for subdivision.  Click here[c2]  for an updated aerial of the subdivision from the Jackson County GIS. As of 2/29/2016, this development contains one existing home (built prior to the platting, 7 new homes and 23 vacant lots remaining for single-family home construction.

JORDAN’S KEEP

This 37-lot single-family residential subdivision is located on East 125th Street just east of Harry Truman Drive.  Phase 1 contains the initial 37 lots and was developed as an age-restricted, maintenance-provided community.  The original developer received Tax Increment Financing (TIF) incentives; however, the developer lost the property, the lender worked with the City to terminate the TIF Plan and the property was subsequently sold to another developer.  Click on the Final Plat[c1]  for to see how Phase 1 was laid out.  Click here[c2]  to see an updated aerial of the subdivision from the Jackson County GIS. As of 2/29/2016, 19 single-family homes have been built and there are 18 lots remaining for single-family home construction.

Redevelopment Projects

TIF #15 Truman’s Marketplace Redevelopment Area – This Redevelopment Area was created on March 3, 2015 and includes land on the west side of I-49, from Blue Ridge Boulevard south to Harry Truman Drive, west to include the limits of the former Sam’s Club property, north to include vacant land along Blue Ridge Boulevard and the area containing the former Truman Corners Shopping Center.

This project envisions a complete remodel of the existing space, addition of some new out lots with free-standing buildings for new tenants for a total of 587,000 square feet of leasable space.  The projected cost of this redevelopment project is $75M.
